How different is getting financed in CEE from Western Europe? Is out there any CEE country where financing property projects is similar to Western standards? Is there any specific financing model in each of the CEE countries? Is banking regulation very different? Up to what point can we generalize? The credit squeeze in the USA and in Spain, particularly, as well as in most Western countries, and its subsequent impact on the availability of financing for real estate, is this also happening in CEE countries as well? If not in all; if it is happening in some countries, which are those? Is there any possibility to get “Project Financing”, based on the very project of a local “Special Purpose Vehicle”, without the Parent Company’s backing? How good can be the developer’s foreign bank guarantee given to the local bank? What other financing sources are available in Western Europe for those developing in CEE? Is there any change of conditions depending on the type of project to be developed in CEE: residential, retail, offices, hotel.…? Finally: is there any difference between CEE banks belonging to EU-member countries and those who are not based in EU countries?
