After Poland’s “success story” regarding the attraction of property investors and developers from Western Europe, many wonder what will happen in the two latest newcomers in the EU that joined it on January 1st: Romania and Bulgaria. In fact, there are quite a few development companies who have already dared to buy land and buildings in both countries anticipating the pouring of the EU’s funds throughout the next decade. Funds that without any doubt will spur even more the already fast growing economies of such countries which already had growth rates over 5% in past years. And, in the Romania’s case, if it is taken into consideration that it is a 22 million people country (8 million in Bulgaria), it is no surprise the interest it has raised among international property investors. However, not everything is so shiny. There are also some worries on the international investors’ mind analyzing the Carpathian endeavour: inflation rates, euro-convergence, legal and urban security, relations with the public administrations, soundness of the financial and mortgage systems… In short, are Romania and Bulgaria the new alternatives to Poland, specially when some are spreading the idea that “the Polish market is overheated”?
