Scarcity of land for development is one of the most important constraints of the multifamily housing supply in many Polish cities. Spanish developers have been, and are, winning most of the public land auctions organized by the different Polish local authorities.  Are the Spanish investors correctly valuating the price to be paid based upon expected high economic growth rates?  Are their bids too risky?   How future changes in the Urban Planning Code and other regulations may affect the land market, poising the Spanish “conquistadores” thus in trouble in the coming years?  Quite an issue!
