| We have experienced another exciting year in Central and Eastern European real estate and finance with an incredibly active Forth Quarter in 2005 and an equally promising start to 2006. Last year was marked by a wave of new "non-institutional" investors entering these markets and setting new cap rate records along the way. Poland, in particular, has benefited from continued post EU accession focus in virtually all real estate market sectors. Beyond now familiar names in the market, waves of new investors from the UK, Spain and Ireland are attracted to Poland"˜s relatively larger population and favourable demographics, especially in the residential and retail sectors. Russia real estate deal flow continues to boom, largely under the radar, but news of closed deals should begin to surface early this year, paving the way for increased investor interest. Despite having less developed legal systems, Russia, Turkey and Ukraine, are also benefiting from the continued flow of real estate capital eastward and are competing with Central European investors seeking higher returns.
